A Shift with the Season: Autumn Brings More Inventory to the East Bay

What a difference these past few weeks  have made! Summer changed to Autumn: there’s a discernible difference in the light and a crispness emerged in the air. And then there are the spiders–now it is indeed spider season! In real estate, especially in the Berkeley hills where I’ve been spending a great deal of time with listings lately, the shift is perceptible as well. The number of listings on our Thursday tour has been over 100 for the first time this calendar year. Inventory in the Berkeley hills has grown dramatically: when I added in my new listing, it was one of 10 new listings that appeared just in that week, and a few more have joined us since. 1379 Grizzly Peak PATIO 1379GrizzlyPeak.com, a handsome 3-bedroom, 2+bath home with very tasteful updates, and wonderful connections to the outdoors. Fortunately for my seller, most of the other hills listings are quite different, either in size, style or price.

Since the beginning of the year we’ve been urging sellers to be getting their homes ready for sale. For some listings such as mine, the timing was determined by when the sellers found a home they wished to acquire, and that’s difficult to plan. But other sellers have just been a bit unmotivated during the spring months. Finally in the summer they feel they have the time to get their properties ready, only to discover that they are in too good company. I will be watching with interest to see if this is just a small seasonal and regional surge, or if this is truly a shift from dearth to glut of inventory.
